INITIAL MEETING:
Discuss our services, the current real estate market and the advantages of Exclusive Buyers Representation.
Review the financial aspects and anticipated expenses of homebuying.
Recommend a mortgage lender who will help you determine how much home you can comfortably afford, as well as work to get you pre-approved for a home loan.
Identify your search criteria, the features that you must have, the ones you would like to have and anything you definitely do not want in your new home.
Determine your ideal time frame for move-in.
Answer any questions you may have.
SEARCH PROCESS:
Enter your specific search criteria into Multiple Listing Service. Look for For Sale By Owner (FSBO), bank foreclosure and HUD homes.
Explain how you can search for homes via the Internet and what you can expect.
Provide you with a list of homes that meet your criteria. This enables you to drive by at your convenience and delete any undesirable homes or locations from the list.
Schedule appointments to view the properties together that you have chosen.
Give you my honest unbiased opinion about the condition of the property, the neighborhood and the price, both positive and negative.
NEGOTIATION:
Prepare a detailed market analysis of all homes sold in the neighborhood to help you determine an appropriate offering price.
Advise you on other negotiable items, such as repairs, timing and possible financing by the Seller.
Prepare the written offer.
Review with and counsel you on any counter-offers and negotiate the best terms and price for you.
Deliver accepted, executed contract to title company along with escrow funds.
Deliver signed contract to your lender.
